
We will distribute detailed financial status reports
to the Board, annually prepare a Budget representing historical
experience and our detailed knowledge of the building's condition;
and properly manage the financial affairs of the building.
1. Each month, we will prepare and distribute
to all Board members and the Board's independent Auditor a financial
report including a statement of income and disbursements, a rent
roll and an arrears schedule. Additionally, the Auditor and appropriate
Board members receive a copy of all paid bills.
2. Based on information in these reports
and specialized software which provides up-to-date analysis of all
paid and unpaid bills, we will prepare a sophisticated analysis
of expenses incurred in approximately ten months of operation. This
information will be reviewed by our Budget team who, working closely
with the Management Executive and Executive Team, will develop a
proposed budget for presentation to the Board. The budget will be
completed with sufficient time for Board review and early reporting
to shareholders / owners of the propertys financial requirements
for the coming year.
3. We will cooperate with your Accountants
in preparation of the Annual Statement; review the draft Statement
with the Board for clarity and accuracy and arrange for distribution
of the final report. We will follow up with your Accountant to see
that the Annual Statement is finalized sufficiently in advance of
your Annual Meeting.
4. We will coordinate and cooperate with
your Certiorari Attorney to see that appropriate tax protests are
made in a timely fashion and communicate any settlement offer to
the Board.
5. In cooperation with your other professionals
we will see that all required filings, City, State and Federal,
are made in a timely fashion.
6. We will administer in close coordination
with your Board the building's Reserve investments.
