
We will coordinate all aspects of any Major Capital
Repair or Improvement, working in close contact with the Board of
Directors. Our Executive Team will actively participate in all aspects
of any Major Capital Program.
1. We will bring any needed capital repair
to the attention of the Board of Directors. We will thoroughly investigate
any such problem and, working with the building's engineer or other
expert, bring to the Board a full analysis including prescriptive
advice.
2. In the case of Improvements and Renovations
we will provide assistance and direction to the Board and its Committees
based on our extensive experience as Builders, Owners and Managers.
3. We will recommend Engineers and other
experts and monitor their performance in achieving the Board's goals.
4. We will implement the Board's decisions:
(a) Working with other professionals necessary specifications will
be developed and submitted to qualified contractors for bid.
(b) Based on competitive bidding and an analysis of all other factors,
we will recommend a contractor and will then negotiate a contract
utilizing our Executive Team and Board involvement to obtain the
best possible terms.
(c) Again working with other professionals we will monitor the performance
of the Contractor. Any problems will be addressed to our Executive
Team. If necessary top management will meet at the job site with
the contractor and engineer to insure proper completion of a project.
(d) We will monitor and authorize appropriate progress payments
promptly and hold retentions where appropriate to insure proper
contractor response.
