Accounting Services

Both our Accounts Payable and Receivable Departments are run to maximize efficiency.

Maintenance and Common Charges are closely monitored by a specific bookkeeper who inputs collections into a separate account and monitors arrears.  The status of arrears is communicated to the Management Executive and to both Mr. Lewis and Mr. Angelico directly.  Arrears in buildings we manage rarely become a Board issue.

We believe that by paying promptly, our organization can get maximum service from vendors and contractors.  Thus, while tight control on payables is maintained by cross approvals by both Account Executives and the Executive staff, we also pay a building's obligations promptly.

With the exception of emergencies, all purchases of goods and services are through contract or purchase orders.  All contracts are reviewed and all purchase orders are countersigned by Mr. Angelico.

Our Accounts Payable Department directly controls and pays each of our clients' obligations.  Each client has a separate checking account into which collections are deposited and disbursements made. Each vendor's invoice is recorded onto an accounts payable register, backed by a purchase order and submitted to the building's manager for approval.  After approval by the manager, each bill is reviewed by Mr. Angelico and by Mr. Lewis.

Capital Repair and Improvement Services

Our involvement in the capital repair program of each of our clients is intensive and personally involves both our Director of Operations, Anthony Angelico, our Director of Management, Steven Hirsch, and our President and Chief Operating Officer, Samuel Lewis.

We consider it our responsibility to bring concerns to the Board proactively; to assist the Board in obtaining the best expertise available; to critique advice received based on our general business experience; to coordinate the preparation of bid documents and solicitation of bids; to negotiate the best business terms and, with the assistance of counsel, the best contract from a pre-screened qualified bidder; to attend periodic progress meetings as owners' representative; to carefully confirm the work of the outside engineer and consultant with respect to monitoring progress payments; and to insure that all punchlist items are identified and addressed prior to final payment.

To reiterate, we perform this function for major projects at the senior management level as required in complex and large-scale projects.
