
We have outlined below a schedule of services we
will integrate into a Management Program in close consultation with
your Board of Directors.
A Management Executive assisted by a trained Administrative Assistant
will be responsible for execution of this Program and the delivery
of scheduled services in all areas including Administration and
Site Management. Our Executive Team will closely supervise this
program and actively assist in its implementation. Additional assistance
will be provided by our support staff and outside expertise sought
where required.
A discussion of our management approach is provided in our enclosed
literature.

We will supervise, control and monitor all aspects of Building
Maintenance.
1. We will develop a Preventative Maintenance
program directed at preserving the physical plant including both
mechanical systems and the structure of the building.
2. We will work to maintain and improve
the building's aesthetic standards, carefully evaluating and monitoring
staff performance and performance of outside contractors. Working
with the Board we will adjust schedules as necessary to best achieve
the building's goals and, within budgetary limitations, recommend
outside services where appropriate.
3. We will give priority to maximizing
the efficiency of the building's Resident Manager. We will closely
supervise the Resident Manager's performance and provide support
and prompt attention to concerns raised by or through the Resident
Manager.

We will provide a prompt response to the complaints of residents.
A trained assistant will receive calls and will work with staff
and contractors to resolve a problem, while promptly communicating
with the Management Executive. Our organization is committed to
following up on all problems until they are resolved.
5. To achieve these goals, the Management
Executive will make frequent visits to the Building.
6. In all cases we will utilize competent
contractors and vendors at the best possible prices.
