Real estate management is clearly a service-oriented business.  We believe that any successful management program can only be achieved through tight organizational control aimed at maximizing the delivery of service to the client.  We also believe there is no substitute for time and effort and no way to avoid thoroughly investigating all aspects of a problem.  Substantial allocation of our staff at every level of management is essential.  Delegation of responsibility and supervision of those given responsibility is paramount.

One of the most common criticisms of management firms heard from Board members, attorneys, accountants and other professionals is that there is an inconsistency within management companies depending on the persons assigned to an account.  We have sought to provide a high level of service throughout our organization by hiring the best available personnel, at good salaries and by having an executive team closely monitor and supervise management performance.  This team is directly involved in projects for each client as required.  Thus, top management is closely involved in the day-to-day operation of each of our buildings.

Executive Staff

Samuel Lewis, the President and Chief Operating Officer in charge of management, not only carefully supervises the overall performance and operation of the management division but is also kept apprised of all major projects.  Most significantly Mr. Lewis will personally assume an active management role where he can offer specific expertise or where his standing in our organization can help effect a benefit such as a faster or better contractor response or a cost savings in contract negotiations.

Reporting to Mr. Lewis are the managers of the following departments – Steven Hirsch, our Director of Management, is responsible for the day-to-day operations of the company.  Mr. Hirsch has over twenty (20) years of real estate management experience and has been employed by Goodstein Management since 1989; Anthony Angelico, our Director of Operations, is responsible for major capital programs and supervises the Management Executives.  Mr. Angelico has over thirty five (35) years of management experience; he has been employed by Goodstein Management for over thirty (30) years, and he has been the Director of Operations since 1983; Teresa Austin, our Director of Administration, joined our firm in 1979. Her responsibilities include coordination and supervision of all major building-wide distributions, and management of office services. Rise Fishbein, our co-director, oversees human resource benefits and property insurance.  She has over twenty-five (25) years experience in the real estate industry, the last thirteen (13) years with our company. Ms. Austin and Ms. Fishbein share the responsibility of supervising our management assistants; Joe Llinas, our Controller and MIS Director, is responsible for the day-to-day functions of our accounting department and computer systems. Mr. Llinas has over twenty seven (27) years of real estate management experience. He has been the MIS Director for Goodstein Management for twenty three (23) years and the Controller for over ten (10) years; Tom Schmitt, our Director of Financial Services, oversees all other financial matters including budgeting, financial reporting and capital investment planning.  Mr. Schmitt, a CPA, has over seventeen (17) years of residential and commercial real estate accounting experience. Judith Barclay, our Director of Closings, has been in the real estate industry for more than twenty-three (23) years. The last fourteen (14) have been with our company.

Our executive staff meets monthly with Mr. Lewis to define goals, review the status of projects and discuss pending issues. It also meets frequently and works closely with each of our Account Executives to review in detail all aspects of management in each building we manage.

Management Executives and Administrative Assistants

Each building is assigned an Account Executive, who has overall responsibility for the building.  A number of firms divide this responsibility so that the Executive handles administration and Board matters, while a Maintenance Supervisor visits the building and supervises staff.

Our Executives have a limited number of buildings and responsibility for every phase of management.  We do not believe an Executive can manage properly without the hands on experience of frequent field visits.  The Executives maintain tight control on purchasing and the use of outside contractors.

The Executives are also given the authority to interact with our accounting department and retain responsibility for both accounts receivable and payable.  In a number of firms, accounting is virtually a separate operation.

In addition to eight off-site managers, we also currently employ six full-time site managers. In all cases, the site manager reports to a senior management representative, who frequently visits the site and acts as a liaison between the site office and main office.

To provide needed administrative backup and to insure that residents' service requests are handled promptly and effectively, knowledgeable Administrative Assistants are assigned to each building.  The Assistants resolve problems residents may have and also work, under direction of the Executive and Board, on building-wide issues.  We are proud of the talent amongst our Assistants, several of whom have been promoted to Executives, as their level of training progressed, with full and enthusiastic Board support.
